These Terms & Conditions govern your use of nestyvacationrentals.holidayfuture.com (the “Site”) and any stay booked with Nesty Vacation Rentals (“we,” “us,” “our”). By using the Site or completing a reservation, you agree to every term below. If you disagree with anything here, please stop using the Site.
2. SMS Consent, Opt-Out & HELP
By providing your phone number you consent to receive transactional texts—booking confirmations, arrival instructions, maintenance updates, etc.
Reply STOP to cancel, HELP for assistance.

3. Definitions
“Client,” “you,” “your” — the guest using the Site or staying with us.
“We,” “our,” “us,” “Company” — Nesty Vacation Rentals.
“Parties” — both you and us.
4. Intellectual-Property License
Unless noted otherwise, all content on the Site is ours. You may view or print for personal use only. You may not republish, sell, or redistribute our content.
5. Booking, Payments & Cancellations
Deposit & balance — A non-refundable deposit (usually 25 %) is charged at booking; the balance auto-charges 14 days before arrival unless stated otherwise in your confirmation.
Cancellation window — Cancel ≥14 days before arrival for a refund of any balance already paid (deposit stays with us). Cancel <14 days: no refund.
Payment methods — Major credit cards only; no cash on arrival.
Chargebacks — Filing a chargeback without contacting us first violates these Terms.
6. Damage & Security Deposit
We may pre-authorize up to $500 on your card for damage, missing items, or extra cleaning. You’re on the hook for any cost above that. Evidence (photos/video) will be shared before we charge.
7. House Rules & Prohibited Conduct
No smoking/vaping indoors.
No parties or events unless pre-approved in writing.
Quiet hours — 10 p.m.–8 a.m.
Max occupancy is the number listed on your booking; unregistered guests void the reservation.
Pets only if authorized before arrival and pet fee paid.
Breaching House Rules can trigger immediate eviction with no refund.
8. Check-In / Check-Out & Access
Check-in 4 p.m. or later
Check-out 11 a.m. sharp
Late checkout = $100 per hour unless pre-arranged. We reserve the right to enter for maintenance or emergencies.
9. Liability Waiver
Use of the property—including pools, balconies, bikes, or beach gear—is at your own risk. We are not liable for injury, loss, theft, or damage to personal property.
10. Force Majeure
Hurricanes, power outages, pandemics, and other events outside our control may disrupt your stay. We may cancel or change reservations; refunds are at our discretion in those situations.
11. User Comments & Content
If you post reviews or content on our Site:
You own what you post but grant us a non-exclusive right to use it.
Content must not be defamatory, obscene, or infringe any third-party rights.
We can remove any content at any time.
12. Hyperlinking & iFrames
Approved organizations (gov agencies, search engines, news outlets, etc.) may link to our Site if the link isn’t deceptive and doesn’t imply sponsorship. No iFrames or visual alterations without written permission.
13. Privacy & Cookies
We collect the usual stuff: contact details, booking data, IP address, and cookie info. It’s used to process reservations, run analytics, and send necessary messages. We never sell your data. 14. Governing Law & Dispute Resolution
These Terms are governed by Florida law. Any dispute goes to state or federal courts in Pinellas County, Florida. Both parties waive class-action rights.
15. Modification Clause
We can update these Terms at any time. Changes take effect immediately when posted. Continued use of the Site means you accept the new Terms.
16. Disclaimer
Nothing here limits liability where doing so is illegal (death, personal injury, fraud). Otherwise, we’re not liable for any indirect or consequential loss related to use of the Site or a stay.Consent to Text Messages
